We shouldn’t judge a book by its cover.
However, this rule doesn’t apply when judging a home by its front facade.
Your home’s street appeal speaks volumes and reflects on your style.
There are many things to consider when choosing a facade. This includes the resale value, council restrictions, your own style and, of course, practicality.
Where to begin
Are you building or renovating in an established neighbourhood? If so, you will need to check with your local council what the rules are regarding the front façade. Some newer Perth suburbs have rules about what material you can use and what colours are acceptable. Councils have guidelines regarding setbacks, styles of houses and some even require approval of exterior paint colours. A great idea to consider is taking a look at recent renovations or builds within your suburb. This will give you an idea of the sort of aesthetic that will likely tick the boxes for council approval.
Street appeal
Regardless of whether or not this is your forever home, it’s imperative to retain the resale value, and to keep that top-of-mind. This is especially so when you are choosing your façade. First impressions are lasting ones, and that rule applies to the street appeal. In fact, you can achieve a higher price, especially when you are in an established neighbourhood if your façade is well-considered.
The front façade is the most crucial decision for homeowners when they decide to sell, because that’s what potential buyers see first and if you don’t get them through the door in the first instance, you’ve lost them forever.
Maintenance of your facade
Different façade materials will require different types of maintenance. Bricks are largely maintenance-free. Whereas, fibre cement and lightweight composite solution known as Cemintel, can be installed primed and ready to paint, or pre-finished, which allows you to install without the need for painting.
